    Residential building land, one of the core assets of most housebuilders, plummeted in value by 20pc in the first six months of the year and could fall by up to 50pc before the current slump is over.

     

    Research by estate agent Savills shows the value of brownfield sites, down 19.8pc, and greenfield sites, down 22.5pc, fell by roughly four times the rate of the housing market as investors deserted the sector.

     

    With development land a key part of most housebuilders' asset bases, the valuations will be a major concern for the struggling sector.

     

    This does not look good as far as redevlopment of Boundary Park goes. The price of the land is dropping fast, whilst construction prices are rising. Can the sale of the land ever pay for the building work which TTA has planned? I doubt it, and therefore scaling back will no doubt have to occur.

     

    I think TTA made a big mistake in demolishing the Lookers stand before money was available to rebuild. We face a three sided ground with capacity of just over 10,000 (unless the police cut it) for years to come. This would be a disastrous loss of revenue in the Championship.

  2. They dominated for half an hour in the first half. That was it. Then the fans started getting on their back, ironic cheers when Showumni won a header, moaning when Kelvin and Eardley kept tackling their wingers. Second half we took the game to them. They never ever looked like scoring. In fact, we looked more likely to get a third than they did to get one back. Lewi had a great chance towards the end of the game.

    After being a season ticket holder like many i know in the paddock, i decided not to get a season ticket in the r.road end and the nonsense suggested for the Huddersfield home game, makes me feel like it was a good decision. Season ticket holders have to go to the club shop to "re-reserve" their seats as they are shifted into the small end - not for the last time this season either i bet.

    So thanks for your continued loyalty and as a reward we will shift you when a side comes bringing more fans and ask you to come back to the club to get reserved seating for the seats that you've already bought so that you can sit together!! :(

    This seems a bit daft. Why didn't the club reserve seats in both sections when the ST holders bought their tickets.

  4. there was clearly more fans in the rre so they should move the chaddy it was empty today.

    There were about 1000/1200 in the RRE. The Chaddy had well over 2000, and more season ticket holders. Why should the away fans have the best stand? I didn't see many fans in the front 10 rows of the RRE on Saturday, was that I wonder because you would have got wet by any chance, and it wasn't even that windy.

    I was in the Chaddy, and to be quite honest I was very disappointed with the lack of noise coming out of the RRE. The 510 Millwall fans were louder in the 1st half. I was expecting much more from the 1000 or so Latics fans in the so called new home end, which is not the case as there wre around 2000 in the Chaddy. The Chaddy was as noisy as it ever was last season, but as we all know, the accoustics are terrible. I haven't a clue how noisy the RRE was in the last 20 mins. or so, because of the noise in the Chaddy.

  6. When these premier clubs loan a player out they only do so on the proviso that they play.

    The problem with that is what if he has an attitude problem and once the deal goes thru you are stuck with him taking the position of somebody who may be playing better. He has hardly made any appearances with Stoke so you have to ask why ?? but there may be a good reason why. Can understand Shez being hesitant.

    Surely Shez can't possibly agree to him playing every game if fit. That's as bad as the chairman telling him who can and can't play. If this is agreed then it removes Phillips motivation, if he needs it, and that's no good to us or Stoke. He may also need a rest now and then, or as has been stated before, Shez may need to change things tactically for certain games. Having said all that, Taylor played nearly every game last season.

  7. Think there is. I spoke to Corney at the masters and he said he's ready to sign him along with that lad from Radclyffe borough, So i think its down to his off the pitch attitude

    Could be why Stoke want rid. It's odd that he hasn't been their long, and not catching the team, although their fans seem to think that he should be.

  8. I'm not sure about laws but most clubs do state that their home shirts will last for 2 seasons and im sure latics were one of these. Last week i bought a home shirt with Hughes 9 on the back and will not be happy if they replace the home shirt. Surely i am entitled to a refund or a swap.

    What would you do if Hughes left the club before the seasom started?

  9. Just a suggestion, but how about a row of prefabricated hospitality boxes (similar to those at the corners of the Chaddy end) right across the old Lookers stand section.

    A dozen boxes or so would bring in some good extra revenue for Latics, particularly those in the centre with an excellent vantage point.

    Sponsors for the boxes could also be gained as a further source of revenue.

    The advantage of prefabricated boxes is that they can be erected an taken down quickly as required.

    Greaty idea, but there would also have to be some sort of catering and bar avaialble, making it probably too expensive. I would be much more in favour of a standing area, but that's not going to happen either.

  10. I quite like this idea, if they did go for corporate hospitality boxes like these, if the price was right I'd try and get a few mates together and book one for the season. My mate has one near the half way line at QPR. It's great as he has beer, wine and a buffet delivered to it in the morning so it's a pretty enjoyable way to spend the day. (Especially the time we beat them 2-1 at their place).

     

    Mr Hardy - I think you should look into this. Let's face it, the way the economy is going, that new stand ain't gonna get built any time soon is it?!

    I went in one of the original boxes Mr. Bates built in the main stand once. They were very basic, but warm. The atmosphere though was dire. I guess the glass has to be strong enough to resist a ball being kicked full blast at it, and that also keeps out all the noise.

  11. IIRC we were in the top six for most of the 02/03 and 06/07 campaign, and we never got over 10k except for playoff games and discounted games.

     

    Even if we went up I doubt we'd be hitting much more than the 5 figure mark, if that.

    Good point, but the problem will be the segregation in the Rocky. Iif we go up I would expect most Championship clubs to bring around 1500, but quite a few would bring well over 1500. Do we limit them to 1500, or give them the large section. Season ticket holders would have to move sections much more often than this season. A bit premature of me I know, and I guess TTA will have to think about that if it happens.

  12. We might actually fill the ground when leeds visited or if we get far in the cup.

    It may have been a mistake to demolish the Lookers so soon, as there is little chance of a new stand being built for quite a while. It could cost quite a bit ion lost revenue against Leeds, Leicester and possibly a cup game or two. I think we will definitely be in the top six for most of the season, and if we are promoted it will cost us big time in the 2009/10 season, and beyond.

  13. Ask yourself this. If we have a relatively good season with injuries, how likely is he to play a decent number of games? He certainly isnt going to get in as a striker, with Hughes, Davies, Ogrady and Lewis all above him in the pecking order. I would also say Liddell and possably Taylor (depending if he is switched or not) is above him there. therefore, 200,000 for someone who will warm the bench every week is a very good bit of business imo. you have to be realistic when pricing players. £500,000 for Dean is not realistic imo

    It may not be realistic, but we have to get as much as possible. How many players move for realistic sums?

  14. I actually think we are light in central midfield.... Stephens is one for the future, and JP is scrapped... so we really only have Whitaker and Allott, especially if Lee is infact a left back... throw in eardley for cover... if whitaker is going to play on the left then we only have 1 senior central midfielder - Mr Allott... doesnt axactly look blessed with options now... does it?

     

    At centre back we have Gregan, hazell, Stam, thommo, and potentially this young lad who is on trial... I fail to see why we need another centre back.

     

    I personally think central midfield is our most exposed position, and Shez is bang on with this comment.

    I wasn't counting Thompson, because from what I've seen he's a liability.

    Personally I'd see if we could get Matt Spring from Luton if he wants another central midfielder. Shez says he isn't sure whether he wants a left back or left winger? To be honest I'd go for both and not bother with the midfielder (but I'm not the manager!)

    Totally agree. In fact another central defender would be a better option than another central midfield player even if JP leaves. I know we need competition, but having the reserves out of a competitive league, will not keep players who are not catching the first team happy.

    Keiran Lee out for 3 weeks damaged hamstring !!!

    Thought this new trainer had none of these type of injuries.

     

    Lets hope it not a repeat of last season.

    The physio commented that Lee was not given any work to do like the other players were, because he didn't join up until this month.

  17. The credit crunch and impending economic slowdown will have an effect over the next season it depends on the levels of unemployment really. But not as greater an effect as people choosing to watch other teams on Sky in that sense its not too dissimilar to other seasons really. To be fair to TTA regarding the price of going to Oldham this is the 4th season in succession where pay on the day prices have remained the same.

    No matter what the greedy MP's tell us. Inflation is not 2.9%. Real infaltion on essential items people have to buy is over 10%. The club will not be able to hold prices down next season.

  18. Not really that fussed. Aparently the Northampton manager says that he has a good relationship with his agent. Proves who has the power these days, the players go where they are told to go by their agents. His wages will be high, unless a deal with Leeds has been struck, and we have probably got two players for what he would have cost us.

  19. we got 3000 last year, i think we were the only team to do so mind you, maybe we have a deal with leeds that they must give us a certain amount of tickets and so must we, should be the same this year if we are getting moved into the small section of the RRE for the leeds at home game, if they only give us 1600 then i think we should give them 1600 also.

    If we only give them 1600, then we will lose out on the revenue for the remaining 1400. (food, drink, betting, programme and entrance). TTA would never let that happen.

  20. has anyone read bbc 606 for league one theres a latics fan who says were signing barton on loan and the rumour is so strong it will feature in tomorrows local paper.

    He's refused to take a £30,000 a week pay cut. Unless Newcastle pay us all but £3,000 then there's no chance. He wouldn't come to Latics anyway.

  21. Just heard on the local BBC News in the Midlands that Man. City are refusing to pay Shrewsbury £500,000. When Joe Hart signed for them from Shrewsbury, part of the deal was that City would pay £500,000 if he played for England. He played against Trinidad and Tobago, but City say that they are only going to pay if he plays in a competitive game. Disgusting behaviour, the contract didn't mention friendlies. They will happily pay millions for overrated players, but won't pay a small amount to a club where £500,000 is a fortune.
