Just got back in now

 

the main stand (ford/lookers stand) has been approved for development in its entirity

 

The outline (scale and access only) planning permission has been rejected, this has happened before, its not the end of the world, i wouldnt if i was in charge of the purse strings be looking at selling up and buying myself a yacht!

 

the reasons they had for objecting the outline scheme were

 

The level of the resaleable / rerentable assets that the development has (some counciller worked out that there are 500 appartments retailing at 200k each generates 100million for someone)

 

and that the independant report from the traffic management specialists contained an error in the numbers.

 

i would fathom a guess that all that is required is a reduction / disproving of the resaleable value of the residential development and a further report in the traffic volumes for the development which shows more clearly the findings and its a winner....however....within the planning panel certain people seem to have a strange idea of what there role within this process is....one compared the development to that of a 1970s russia and one was pulling out figures that a developer akin to bellway or redrow would be very fortunate to make on a prime city centre site for values.

 

One thing that concerns me with this development however is that there is a lot of regeneration / new build already been allocated permission within the area, which would need to be taken account when formulating traffic flows and the like...it seems that the gates have been nearly locked shut for development....just hope its not too late!!

Oldham Council let the whole town down again!! I should hopefully be completing the sale of my house in oldham in the next week or so and never again will i have to fund those tosspots at the council.....

The council havent let the club down, had the traffic report that the client had paid for been accurate then there would not have been too much cause for concern over the scale of the project, as simon agreed to liaise with the residents as the detailed planning submission was to be submitted

I left Oldham a few years ago,Middleton isn't much better but i'm sure the council would welcome a football and a ruby team in the area

I don't see the TTA staying, nothing in it for them!

 

Vote was 7-4 against apparently.

they have got the permission to build a new stand to replace the lookers...the new development (Phase two) would only be sourced once phase one is nearing completion, i havent seen the build programme, but i would fathom a guess at 9 months say, which gives them a lot of time to tighten up on the two areas that they had concerns with, and produce the documents in a format which is more understandable to those that are to make the choice!

I thought these were supposed to be flats for the nurses & wouldn't have thought they would be paying 200K for a flat overlooking a football ground.

 

Not sure however what this has got to do with planning permission. What business is it of theirs what these flats go for and even on the Cllr's figures the 200k isn't all profit as the build cost has to be knocked off.

There will be no appeal. That came from Mr Corney himself.

 

Come on - as if Corney has not ever said something that changes the next day!!!

 

We all know TTA can react impulsively... from what i have heard by those who were there there were some quite obvious questions that needed covering (traffic, value of rentable assets etc...) the committee asked for a deferral, and because this was not legally allowed they had to make the obvios decision - to reject...

 

I know I am clutching at straws - but I think (hope) when they wake up tomorrow they will realise they have the answers to these questions and will appeal... this cant be the end...

You having a laugh ??? As always they where looking for an excuess to deny the planning application.......

the full application was not going to be rejected as it was scale and access only....since we overspecced the scale and the traffic report was wrong..we messed up on both parts of our application..be foolish to grant permission if they are factually incorrect...wouldnt you agree?

Financially speaking, it would be incredibly brave of TTA to proceed with Phase One without at least an outline approval of Phase Two. In fact, it would run the risk of ruining the club.

 

Without Phase Two, there is no additional income to pay for Phase One - it's as simple and stark as that.

 

Unless - having approved it without the rest - the council are planning to pay for it?

 

If there's a good chance that a revised application for the second part would be successful, then I hope it can be reworked and submitted quickly (within a few months). I simply cannot see TTA embarking on phase one without that approval.

No I dont agree.... I have seen developments given the go ahead with more things being wong. Access and scale ??? Perfectic excuesses IMO.....rejected on a technicality.....what a joke....

they havent yet got a new stadium on the agenda but this town doesn't want to progress so the answer i am sure will be NO

 

The new chairmen has made clear his desier to build a stadium! Oldham council will bend over backwards for the rugby and im sure the chron will be very posative about it all as well.
