You say only a lunatic would pay but when Blitz did that talk with fans he confirmed he bought it from the council for somewhere in the region of £3.7 mill back in 2005. Since then a new stand has been built to generate extra income along with others renting space for the gym and the Hospital renting car parking. With inflation, general value of property constantly rising and the overall value of money is £6 mill way off value in 2021?

It's worth what someone will pay for it.

The initial cost isn’t the same as it’s value to a 3rd party.  It’s not worth £6m.  No chance.

The north stand is a millstone and saviour. When it was built it secured our existence, because there is no way Blitz will ever let us go to the wall. Why? Because he’s left with a worthless stand on a former football club. Yes he could sell the land, but he wouldn’t get anywhere near his outlay. And Blitz doesn’t lose money. The trouble is, how low in the ladder is he prepared to see us go before cutting his losses? Personally I think as long the football club ticks over (at whatever level)  he’s happy to take his rent and continue to wait for another deluded investor who wants to overpay.

Am no expert but I think its reasonable to assume that a football stand depreciates in value whereas land tends to appreciate in value 

The North Stand wont be an exception

The Land would be alot more valuable if their wasn't a football club on it. 

 

If you were a property developer then you would probably stay clear of it for that reason.

 

EDIT: Also if you were looking to buy a football club you probably wouldn't want to buy this one either.

Hence the proposed move to Failsworth.

Maybe another location might be in the offing?

Our owner couldn't afford to keep Damny Rowe in January and can't afford to buy the current stadium for £6million I highly doubt hes going to find 4/5 times that minimum amount to purchase new land and build a stadium on it.

There is also the houses and the dialysis unit. The houses will most likely be paying ground rent and maybe the hospital as well. Why Blitz hasn't bothered making the most of the space in the stand is baffling. He could me making much more with all the space filled. If he's asking too much, then it would make sense to drop the price to bring in some income rather than none at all.

To try to answer Adam's question, RPI (I know - not necessarily the most appropriate basis for measuring what inflation has done to land values, but as a readily available measure of the time value of money it'll give an idea) was 192.2 in June 2005, when the MEN reported that Blitz, Gazal and Corney paid £3.1m for the ground (they paid £5m in total to include the business assets of the club according to the MEN: https://www.manchestereveningnews.co.uk/news/local-news/boundary-park-bought-back-1120835 ).

 

RPI in Jan 2021, the latest available reading from ONS, was 294.6 so £3.1m x 294.6/192.2 = £4.75m. Add on whatever the North Stand might be worth and I would say £6m isn't way off, no.

 

Whether Blitz can find a willing buyer at that valuation, even if it's not unreasonable, is another matter.

No. It's in Oldham and it's got a Football Club built on it. Plus you haven't factored in that what he is offering for sale in terms of area is less than half of what he purchased for about double the price. Anybody offering an argument when they know that is either playing devils advocate or they have a vested interest.

I've a vested interest all right - I want to see Blitz and the Chuckle Brothers as far away from Latics as possible and a new, sensible, professional regime owning club and ground.

 

Blitz is no fool and he wouldn't stick an outlandish price tag on the place to deter potential buyers. Eventually a deal will be negotiated and it's a complete waste of time unfortunately for the rest of us to speculate about when that might be, or at what price. Calling him all the names under the sun won't get a deal done either.
